Real estate pressure is becoming a hot topic in Abidjan. At its formal opening ceremony held on February 11, 2026 in Cocody, the National Chamber of Approved Developers and Builders of Côte d'Ivoire (CNPC CI) unveiled an ambitious roadmap to curb the continuous rise in rents in the Ivorian economic capital.

Speaking to industry stakeholders, the current president, Siriki Sangaré, offered a straightforward diagnosis: soaring rents are a symptom of a profound imbalance between housing supply and demand.

Why are rents skyrocketing?

According to CNPC CI, several structural factors explain the current tension in the rental market:

-Rapid urbanization, sometimes poorly regulated

-The predominance of self-construction

-The high cost of land

-The high cost of imported building materials

-Difficult access to bank financing

-A persistent imbalance between available supply and actual needs

Abidjan, experiencing rapid demographic and economic growth, attracts new residents every year. But housing production is not keeping pace.

A strategy focused on massively increasing supply

To reverse the trend in a lasting way, CNPC CI is relying on a clear principle: significantly increasing the formal supply of housing.

Among the proposed measures:

-The provision of public areas developed for social and rental housing

-The development of a formal rental supply in the social and intermediate housing segments

-Improving the bankability of real estate projects

-The mobilization of long-term financing

-Strengthening public-private partnerships

Easier access to construction equipment through a financing mechanism supported by CNPC CI

For Siriki Sangaré, the conclusion is clear: only a massive increase in supply will make it possible to stabilize rents in Abidjan in the long term.

A major social issue

Beyond the figures, the housing issue directly impacts household purchasing power. In several districts of Abidjan, rent represents a significant portion of family income.



The roadmap presented by CNPC CI thus opens a new chapter in the fight against soaring rents. It now remains to translate these guidelines into concrete actions to address the housing crisis.
